These terms apply when you use our website, request a cash offer, or receive texts from us. We've kept them in plain English on purpose.

Agreeing to these terms

By using housebuyerdan.com or submitting your information to us, you agree to these terms and to our Privacy Policy. If you don't agree with them, please don't use the site. You must be at least 18 to use this site.

About our cash offers

Requesting an offer costs nothing and commits you to nothing. You can say no at any point, for any reason or no reason.
Nothing on this website is an offer. Prices, examples, and timeframes on these pages are illustrations. A real offer is one we put in writing to you, for your specific property.
A written offer becomes binding only when both sides sign a purchase agreement. Until then, either of us can walk away.
Offers depend on what we find. An offer may be adjusted or withdrawn if the property's condition, title, occupancy, or legal status turns out to be materially different from what we were told or could reasonably have known.
You need the right to sell. By asking for an offer, you're telling us you own the property or have authority to act for the owner, and that the information you give us is accurate.

We are not real estate agents

House Buyer Dan is a professional home buying company. We buy houses for our own account. We are not real estate brokers or agents, we don't list properties, and we never charge you a fee or commission. That also means we don't owe you the duties a licensed agent would owe a client.

Nothing here is professional advice

Everything on this site is general information. It is not legal, financial, tax, or accounting advice, and it isn't a substitute for advice about your own situation. That matters most if you're facing foreclosure, dealing with probate, or going through a divorce. Please talk to an attorney, an accountant, or a housing counsellor. If we're not the right fit for you, we'll say so and point you to someone who is.

Text messages

If you give us your mobile number and agree to texts, you're agreeing to receive recurring automated marketing and service text messages from House Buyer Dan about your property and your cash offer, including messages that may be sent by an automatic telephone dialling system, at the number you gave us.

Consent to receive automated marketing texts is not a condition of any purchase or sale.
Message and data rates may apply. Message frequency varies, and we may change how often we send.
We may change the phone number messages come from, and we'll tell you when we do.
Not every device or area is supported. We, our service providers, and the mobile carriers are not liable for delayed or undelivered messages.

To stop: reply STOP, END, CANCEL, UNSUBSCRIBE, or QUIT to any message. You'll get one final message confirming it. Our platform may not recognise unsubscribe requests that don't use one of those keywords.

Using this website

Please don't use the site to break the law, submit false information, interfere with how it works, or copy its content for your own commercial use. The text, images, and design on this site belong to House Buyer Dan.

We sometimes link out to other websites, like a title company or a review site. We don't control those sites and we aren't responsible for what's on them.

No warranty, and limits on liability

This website is provided as-is. We work to keep it accurate and available, but we don't guarantee it will be error-free or uninterrupted. To the fullest extent Wisconsin law allows, House Buyer Dan is not liable for indirect or consequential damages arising from your use of this site.

This section does not limit anything set out in a signed purchase agreement between us, and it does not affect the HBD On-Time Guarantee, which has its own terms.

Which law applies

These terms are governed by the laws of the State of Wisconsin, without regard to its conflict of law rules.

Changes to these terms

We may update this page from time to time. When we do, we'll change the date at the top. Continuing to use the site means you accept the current version.
